I would imagine you are probably sick of the media constantly reporting the doom and gloom of the housing market. The power and the influence the media has on the general public’s perception often becomes a reality and at times affects how buyers act in terms of making offers on properties. I wanted to use this month’s update to provide you with an insight of what we are seeing from our recent experiences.
What is the truth of the current market …
Since the start of 2023 buyer enquires are up significantly, numbers at open homes have drastically increased and this has resulted in having multiple offers on most of our new listings. In fact, buyers are commenting on how hard it is to secure a home with mention to there being, “not as many options in the current market”.
As much as the media tries to paint a picture that buyer’s confidence is low, what we are clearly seeing shows that is not true. Buyer’s confidence is strong and the only impact buyers are experiencing, is that their ability to borrow is much less than what they could borrow prior to the rate rises. We are simply seeing buyers adjust the location they’re looking to buy to be within their budget.
Research by JP Morgan suggests that we’re already stabilising and house prices will go back up sooner rather than later. Auction clearance rates are related closely to house prices and buyer confidence.
