Welcome to November's Ninja In A Blazer real estate update. The countdown is now on to Christmas, the most fun and exciting time of the year but at the same time the most stressful time of the year as we have very limited time now to accomplish the goals we have set out for 2024.
Property Market Update
Since the last update we have seen some positive movement in the real estate market, from mid-September when the school holidays started till mid-October we were seeing significant slow-down in both buyer inspections and numbers of offer made on homes we were selling and we were preparing for a significant changing market. The positive step since the mid-October is that we are seeing buyers activity increasing once again and we are finding that we are getting 5-8 offers on most well-presented, well-positioned properties within the first week and selling for record or close to record prices. For example, we recently sold a 2 bed 2 bathroom unit in Taigum at $620,000 which is a suburb record for 2 bedroom unit, at the same time we sold a 1 bathroom home in Fitzgibbon for $875,000 in Fitzgibbon which is also a record for any one bathroom home in the suburb.
Off market activity
We have previously discussed off-market transactions and based on the past month we can confirm that off-market sales to interstate and local buyer’s agents remain very strong with huge demand for good homes. We are finding that prior to launching many new properties on the market, we are sending them to our buyer’s agent database (over 180 buyers agents) a few days prior and found that about half of the homes we get a reply which ends up with a very strong offers that most of the time accepted by the owners before going to market. For example, we sold a property at 35 Terrace Street, Aspley to a buyer's agent for $1,242,800!
Timing is everything
If you are considering selling, I am sure the thought has crossed your mind, when is the best timing considering Christmas season is almost here. If you are wanting to capitalize on the current market’s strong condition that will likely significantly slow down moving into the first two weeks of December, we are recommending clients to get their property on the market ideally before the end of the first week of December as that will give us 2 weeks to secure a sale in the current market and achieve an incredible price based on current market condition, our advice to our clients is that if the house is not sold by the 21st December to remove all marketing off the market and to get back on the market in the new year to prevent the home sitting on the market with little activity.
However, if you are wanting to sell your home in the new year but would be happy to sell in this current year for the right price, we can share with our database of buyer’s agents and buyers database to attempt to sell your property off-market. We can do this all the way up to Christmas.



Key to getting a record price
Despite market conditions being very strong and lots of offers, not all properties get the same interest, attention and offers. We have seen a very clear picture that properties that are positioned well, well-maintained, well-presented and many that are professionally staged are selling for prices significantly higher that similar properties that are not as well-maintained and presented poorly. We are seeing up to 10% difference between prices. Many of the homes that we have sold have building and pest inspection conducted prior and owners can fix any more concerning or major issues meaning a smoother sale process with 8 out of 10 buyers not conducting a second building and pest inspection. Our team is not only very experienced in helping you to get your home ready but we have access to all the right trades and support that we need and can do as little or organize everything on your behalf to make sure your home is presented in the best light to get the best price.
