Easter has been and gone. I’m still trying to deliver my colouring competition prizes! Such was the time it was a bit chaotic, so it’s taking me a little longer than I imagined to get them all out. If you’re waiting, I apologise for that.
I warned people against launching their properties prior to Easter, however I did see a property launch prior and actually have an open home advertised where the agent didn’t show up. I believe it was a complete accident, however after the weekend, they then dropped the advertised price $100,000 – I’m not sure where the feedback was meant to have come from to tell them their property was overpriced, so it makes me wonder what happened?
I had someone say they’d avoid every long weekend, however sometimes it’s impossible to avoid them all. Anzac weekend we find people are generally attending their local services, so it’s not a terrible long weekend; unless Anzac day falls on the Saturday – then I would totally recommend against launching a property prior to the weekend.
For Sellers
We’ve started to see quarterly reports of price drops in Sydney and Melbourne, and some agents are suggesting some panic sales are coming. This will have a little effect on Brisbane, confidence will fall even further. My main tip is to do your own research, don’t get excited by the first number that comes out of an agent’s mouth – I’ve fallen for it – I was told an inflated price and got excited, but when I took a closer look the comparisons they used were far superior to my property.
For Buyers
Auctions are going to pass in more and more. Stay patient, if you can’t buy at auction, they may pass in – so be ready to go when they hit the market a few weeks later.
